I have found a tax deed that is going to auction in November that is a little different from anything I have seen before.

1. It is half a duplex on what appears to be one lot (with the other side of the duplex) but includes a land value, Does the deed only apply to half the land or will it be split somehow?
The full legal description appears to state that it is half the land that is part of the deed.

BEG AT SE COR OF LOT 5 OF FIFTH STREET MANOR SUB; TH RUN W 37.5 FT ALG S LINE OF SD LOT 5; TH RUN N 00 DEG 04 MIN 20 SEC E & PARALLEL TO E LINE OF SD LOT 5 A DIST OF 39.17 FT TO OUT SIDE FACE OF WALL OF DUPLEX; TH RUN E ALG OUTSIDE FACE OF WALL 1.99 FT; TH RUN N ALG C/L OF 4 INCH PARTITION WALL 27.33 FT TO OUTSIDE FACE OF N WALL OF DUPLEX; TH RUN W 1.85 FT; TH RUN N 00 DEG 04 MIN 20 SEC E & PARALLEL TO E LINE OF SD LOT 5 71.5 FT TO AN IRON PIPE ON N LINE OF LOT 5; TH RUN E ALG N LINE OF LOT 5 37.5 FT; TH RUN S 00 DEG 04 MIN 20 SEC W 138 FT TO POB PI#57965 .0031/1

There are some strange references there things like an iron pipe. And the description is back to front to what we would use here, We reference the building to survey marks that outline the land.

2. It has a sales history of 9th Sept 09 so does this mean the the new owner has not cleared the lean? and could loose the property if they are not made aware of the lien and redeem it before the auction?

Cheers
